ABOUT THE GLEN ASSOCIATION

The Glen Association is a cluster home association designed to enhance the quality of life for its residents through management of common areas, enforcement of rules and covenants, and support of initiatives that benefit the greater good. It operates under its own set of bylaws and declarations ensuring that the unique needs and interests of the homeowners of The Glen’s  community HOA are addressed. As a resident, you pay dues to both The Glen Association and the Ledgewood Association, which supports the maintenance and improvement of both communities.

CONCERNED GLEN ASSOCIATION RESIDENT FORM

This form is designed to help residents of The Glen report concerns or alleged violations related to the community's maintenance or compliance with the Declaration of Covenants, Restrictions, and Easements. Residents can use this form to notify the Board of Directors about issues such as landscaping problems or potential breaches of community rules.

THE GLEN ASSOCIATION DOCUMENTS

The Glen Association is for the common purpose of enhancing cluster home living and maintaining our property values for all 29 Glencreek Lane owner-occupied homes. Our Association is a self-governing body and we solicit your active participation as a member. Your knowledge of its operation will help us all in meeting our common goals. In order to accomplish our objectives, below are the deeded Declaration of Covenants and Bylaws which guide the Board of Directors and our homeowners in establishing the fee structure for all our residents.

THE GLEN ASSOCIATION FEES

Fees are due for The Glen Association annually, semiannually or on a quarterly basis March 31, June 30, September 30 and December 31. The Treasurer sends out invoices on a quarterly basis with 30 days to pay. Please be aware that the Ledgewood Association fees are due annually by January 1st of each year. The Glen Association Board has worked hard to keep our fees at $375.00 per quarter. Yearly before the Glen Annual Meeting, the Board analyzes/reviews our costs and expected expenses in order to determine the next year's fees.

FAQs

  • The association is comprised of 29 single family cluster homes fee-simple deeded properties. The association is managed by a board comprised of volunteer homeowners. The Board works hard to maintain reasonable assessments while keeping Glencreek Lane’s property values.

  • All Glen Association documents are on our website which is located on the Ledgewood Association’s website (theledgewoodassociation.com.)

  • This fee of $1500.00 can be paid annually, semiannually or quarterly. Each owner will receive an invoice and decide how they wish to pay the maintenance fee.

  • Common grounds.

    Landscaping maintenance in front of properties only. Front yard landscape maintenance, including grass cutting, weed prevention, and trimming of shrubs. This also includes the street side of the corner lots. Mulch will be applied to planting beds, based on the recommendation of the Landscape Committee.

    Snow removal will be done when in excess of 2 inches: driveways (from street to garage door), and walkways (from driveway to front entrance).

    The Board continues to make sure Glencreek presents as a well-maintained and attractive community.

  • A cluster homeowner must maintain all landscaping within their courtyard and to the side and rear of their property except for common areas. While The Glen Association maintains the front landscaping, the homeowner is responsible for watering, trimming/replacing trees, shrubs, and grass when necessary. The cluster homeowner is also responsible for maintaining the exterior structure of the home, including siding, windows, doors, and roof. Any home modifications must be submitted first to the Architectural Committee in order to obtain final approval from the Board of Directors, prior to the start of the modification project.

  • The Glen Association determines 8 to 12 years is reasonable for repainting the homes. The maintenance fee is placed in a paint reserve fund for each home. This fund remains with the home when a property is transferred to another owner. When it is time for a home to be repainted, the accumulated amount is provided to the homeowner to use toward the cost of repainting expenses. This paint reserve helps towards the cost of painting but does not cover the full expense.

  • An owner may add to their home vinyl siding, composite, or other materials with prior written approval by the Board of Directors. Vinyl siding can be added to a home, at the homeowner’s expense. However, the siding must conform to The Glen Association’s Siding Program concerning style, color, and safety requirements. Power washing of the vinyl siding and painting of trim, fences, etc. is still necessary when painting is required. If vinyl siding has been added, the homeowner must still contribute to the Paint Reserve Fund as part of the maintenance fee. The homeowner will receive reimbursement from the home’s accumulated fund when painting is determined. This may be used for power washing, repainting trim, fences, etc.
