THE CLUBHOUSE.

The Clubhouse is open for rentals. The clubhouse is available for rental by Ledgewood residents in good standing. Please review the information below for availability, procedures and amenities. Or, contact the Clubhouse Trustee at clubhouse@theledgewoodassociation.com with any questions.  

RESERVE THE CLUBHOUSE

The Ledgewood Clubhouse, located at 17761 Falling Water Strongsville, OH 44136, is available for rent by Ledgewood residents. The clubhouse features a full kitchen, movable bar, table, and chairs. Free wifi is available for all guests. The clubhouse will accommodate 160 guests. Please see below for details on fees, rules, and the rental agreement.

CLUBHOUSE FAQ

  • Yes, the Clubhouse has free Wifi that guests are welcome to use. The network name is Ledgewood and there is no password required.

  • The Clubhouse has 15 round tables. They are 60-inch in diameter and sit 6-8 people each.

    The Clubhouse also has 9 rectangular 8-foot tables that sits 8-10 people each.

    Use of tables and chairs is at the discretion of the renter. Set up of tables and chairs is the responsibility of the renter. Chairs must be folded and racked and tables must be wiped off and put away by the ending time of your event as specified in the rental contract.

  • There is not an easy way to connect to the speaker system, so we recommend that guests bring their own speakers for parties and events.

  • To start it up, open the flue located above logs. Pull towards the front of the fireplace. Push the control dial in and turn to the left, pilot position. Hold it in and push the ignitor button. The pilot should light. Continue to hold the dial in for 3-4 seconds. Let it out slowly. The pilot should remain lit. Turn the control knob slowly to the left (Gas On). The Logs should ignite. Adjust the flames as desired.

    To turn off flames, turn control knob to the right (Gas Off). The flames will go off in 30 seconds or less. Lastly, to close the flue, push the bar to rear of fireplace.

  • When your party is done, please return the keys to the lockbox.

 CLUBHOUSE RULES

PERMITTED EVENTS

  • Only residents of Ledgewood in good standing with the Ledgewood Association are allowed to rent the facility and sign the rental agreement. The resident MUST be on site, at the clubhouse, for the duration of the function.

  • No political events, no fundraisers are permitted at the clubhouse.

USING THE SPACE

  • No animals except certified service animals are allowed in the clubhouse.

  • Handicapped Parking Space: This space shall be used only for drop-off of items for your event by the Renter. Renter shall NOT park in this space during Renter’s event. If you have a “handicapped placard”, please have it visible in your vehicle to remain in this handicapped parking zone. This space is used only for person(s) needing assistance from the vehicle to the clubhouse. NO permanent parking is permitted in the driveway next to the clubhouse during your event. This is a firelane to be used for fire emergencies only. Please use the parking lot to park cars.

  • The clubhouse is a no smoking facility. The use of Tobacco, E-cigarettes, Marijuana and all other drugs is PROHIBITED in or around the Clubhouse, Pool area, walkways and parking lot. There are no exceptions to this rule.

  • Decorations should be confined to tables. Do not attach or hang decorations on the walls, beams, accordion doors, fans, counters, windows or light fixtures. No push pins or tape on the walls. This type of damage will result in a $200 fine per incident to the Renter.

  • Please turn off all appliances when you are through using them. Remove all items from the refrigerator and freezer (including bags of used/unused ice) by the ending time of your event. Any items not removed by this time will be discarded by Ledgewood staff and the renter charged for the time required to clear the kitchen. Garbage bags and filters for the coffee maker are provided for any clubhouse function.

  • Place all garbage in trash bags before placing them in the dumpster.

  • When opening and/or closing drapes on the poolside inside the clubhouse, please remember to use the small white rope pulls attached at the right outer edge of each drapery section to open and/or close. Please do not pull on the drapery itself as it will tear the drapery hooks from the rod. Thanks.

  • The Ledgewood Association will repair any damage occurring as a result of the renter’s event and the cost of these repairs will be billed to and paid for by the renter.

  • No alcoholic beverages are permitted outside the building.

  • No glass is permitted outside the building.

  • Use of tables and chairs is at the discretion of the renter. Setup of tables and chairs is the responsibility of the renter. Chairs must be folded and racked and tables must be wiped off and put away by the ending time of your event as specified in the rental contract.

POOL RULES

  • Lifeguards are required at all events between Memorial Day and Labor Day (or end of the swim season if it extends beyond Labor Day) if the event goes beyond 8pm, the normal pool closing time. As the clubhouse can be rented until midnight, a lifeguard fee will be charged in addition to any rental costs, during the swim season. The number of guards is dependent on whether the renter wishes to allow swimming at the event. Two guards are required if no swimming will take place, three if the renter wishes to allow swimming at the event. There are no exceptions. The renter must contractually specify if the event is to end after 8pm so the Association can provide the necessary number of guards. The event cannot, for safety reasons, extend beyond normal pool closing time if an incorrect ending time was requested and the appropriate number of guards are unavailable and you will be required to vacate the premises.

  • Wet clothing is not permitted in the party room including bathing suits and towels at any time.

  • No Photos are to be taken of swimming or deck area patrons without the knowledge and/or consent.

  • No glass is permitted outside the building. No glass in or around the pool deck. If glass is broken in the pool area, the pool must be drained, cleaned and refilled with water and chemicals at the renters expense.

Please remember to leave the facility as you found it. If it is not in satisfactory condition when you first arrive, please let us know immediately.
