Dear Ledgewood Residents

I want to thank the trustees, staff, swim team and volunteers for helping to make this a safe and successful season. We have made several important improvements to the neighborhood, most importantly the upgrade to the pool. If you haven’t taken advantage of our pool, you need to! The water is a perfect 82 degrees.

Swim season concluded on July 16th with the Champs meet at the Rec Center. The Ledgepark swim team enjoyed a stellar summer under the guidance of Mackinsie Sheridan, Mark Nandor and Anna Rady. These three spirited captains provided our swimmers with the leadership, guidance and motivation to lead the team through a very successful summer campaign. Also, special thanks go out to the numerous swim meet volunteers who supported the team, and especially, Angie Nandor, Marie Rady and Sue DeFauw. Finally, a tip of the cap to Beth DeFauw on her outstanding swim season. Thanks to the entire team for representing Ledgewood with character and class. 

We have initiated swimming lessons at the pool this summer. We have had a robust turnout of children interested in learning to swim. If you are interested in enrolling your son/daughter, grandson/granddaughter this year there is still time, please contact Kris Justice at 440.238.3925 to make arrangements.

Clubhouse | Jain Baruth 

Thanks to all our Ledgewood residents for a fun-filled summer party season. We have a beautiful clubhouse facility and we are certainly making good use of it. If you are planning a holiday get together make your booking as soon as possible as dates are filling up fast. Please remember that the facility is to be rented by Ledgewood residents only. A Special Notification: 

Ledgewood Ladies Bowling League is looking for bowlers of any skill level. We bowl at Brandan’s Recreation on Tuesday mornings. The only requirement is that you like to have a good time and enjoy making new friends! If you have  bowled with us before and have taken some time off, come and join us and get to know your neighbors again.

The pool has been up and running reliably since opening day. The new chairs have just arrived. Most of the old chairs were donated to Camp Cheerful for use around their swimming pool. The balance of them we placed on the curb in front of the clubhouse and they disappeared as if by magic. 

All of the electrical rework has been completed including replacing the dead pump in the bottom of the deep sump. 

By trading in some extra equipment at the garage, the association is acquiring a powered log splitter. It will be used to turn the various log piles behind the pool and in the common areas into useable firewood. Any residents willing to sign a liability waiver will be able to borrow the splitter for their own use. Dave Csank can deliver and pick it up using the Gator. 

Through a combination of outsourcing and careful management by the responsible board members, we have not only accomplished a lot this season, but after 9 months, we are $20,000 below our operating budget.

Architectural Review | Marcia Folino (Temporarily) 

The annual walk through was completed. There are a few homes that have received letters year after year with little response. If need be the Association can go onto the property and clean it up as necessary (costs to be charged to the homeowner). Folks, we shouldn’t have to do that. You are impacting not just your home value, but that of your neighbors. If you have heard from us yet again, take heed and do the necessary maintenance. A little bit of effort can go a long way in keeping up the property values in our neighborhood. 

A heartfelt thanks to all of you who have responded to our requests for some maintenance; your cooperation is much appreciated. You, along with the many, many homeowners who keep their homes and landscaping looking wonderful year after year, help keep Ledgewood one of the premier developments in the area.

Grounds & Landscape | Betty Anderson & Mark Slavik

Many residents have asked about the replacement of our street signs. We are actively pursuing options for replacing the signs. The problem is cost. Initial quotes have been in the $1,200-$1,500 range (we have 31 signs). The price is too high. If anyone knows of a person that might be able to router the street names on the 2” x 10” boards, please contact Mark Slavik at 878-0027

We have started to remove the old bushes and trees throughout the neighborhood and will begin a plant/tree replacement plan in the fall when the weather cools off. We are budgeting to replace the entire landscape circle at Falling Water and Akita Court in the spring; and then landscape bed at the Rt. 82 entrance. We will install a new sign (wooden) on the Rt. 82 landscape island. 

The new basketball backboards should be completed by early September.

We have contacted the City about repairing the asphalt drive to the tennis courts. The City damaged the street when they repaired the sanitary sewer.

Presidents Report – Mark Slavik 

Again, please visit your pool. Our pool is the envy of the entire community, for its size and condition. The pool upgrade project was a major success and will ensure the vitality of this investment. We will make minor repairs to the concrete surrounding the pool after the season closes. 

I would like to extend my appreciation to several of our residents who testified at the recent City zoning meeting. A business requested a variance to the City’s zoning/planning code in order to build a Dunkin Donut/Baskin Robbins in the middle front of the Staples’ parking lot. This would have blocked visibility to the other businesses in the plaza, increased cut through traffic and reduced many parking spaces. The variance was rejected. 

I have asked Mayor Perciak to allow one or two Ledgewood residents to participate in the City’s planning process involving the Visconsi property; in particular the 17-acre buffer area. I have asked Councilman Daymut to sponsor our efforts to have this property deeded to the Ledgewood Association with a construction easement. I will keep working hard to ensure we have representation in the process. 

Lastly, we have been working with our legal counsel to try and develop a more aggressive approach for those owners that fail to maintain their property; thereby impacting all of our investments. Fortunately, this is only a few residents in our 521 home community.
