Summer 2006 Summers in Northeast Ohio are notoriously short. That’s why it’s so important to spend them wisely. One of the outstanding benefits of living in Ledgewood is the recently upgraded and renovated neighborhood swimming pool.

Please stop down this summer and bring a friend. Each resident is provided 30 free pool passes for the season. These can be used for a friend, relative, co-worker, associate, etc. An additional 30 pool passes can be purchased for only $50.

We’re very pleased to announce the return of University of Michigan graduate, Amy Krukemeyer, as the pool manager again this summer. Amy did a wonderful job of managing the pool last year and we’re very happy to have her back again this summer. She and her experienced lifeguard team will do their best to provide a safe, clean, enjoyable pool atmosphere.

Swimming lessons will be available again this summer. Check the Ledgewood website ( www.ledgewoodassociation.com) for details to follow. You’ll find the summer swim team schedule at this site as well.

The pool will open Saturday, May 27th. The hours are noon to 8 beginning June 8th through Labor Day weekend, weather permitting.

As we get geared up for another great summer season in Ledgewood, I want to encourage our members to use the pool. We have one of the best pool facilities in the area. Please contact Angie Nandor (238-5767) if your children – ages 6 to 18, are interested in joining the Ledgewood Swim Team. Registrations are due May 1st.

One of our major projects this year will be to replace the Ledgewood playground. We need your help to build the playground on May 14-15th. Please contact Carlos Leon at 846-1393 if you can help.

Our Major Projects 2005-2007

2005 – Pool Renovation (Piping, Pumps, Filters)

2006 – Street Signs, Playground, Erosion Phase I (Clubhouse Area)

2007 – Erosion Phase II, Tree Reforesting Project, Entry Signs (Islands by Rt. 42/82)

Bob Folino has served as the project manager for the replacement of our 29 street signs. The signs are in the process of being made and should be installed by summer. These signs will be made of cedar (i.e. bug-resistant wood) and new long-lasting vinyl lettering. We will upgrade the shrubs around the signposts in spring 2007.

In spring 2007, we will undertake a major tree planting campaign in the neighborhood. We plan to purchase coniferous trees (e.g. Australian Pine, Norway Spruce, Colorado blue spruce) in bulk; and should be able to take individual orders from residents.

We will be putting up the new basketball backboards at the park in the next few weeks; sorry for the delay. We’re waiting on the design of the playground to complete. I have talked about the hillside erosion problems in our neighborhood for the past few years. We have a contractor that will be working with the City to stabilize some of our slopes near the pool and clubhouse, and replace the storm drain in the hill above the pool. This project will begin in April- May.

The most serious challenge facing our neighborhood today is the appearance and upkeep by our members of their properties. Ninety percent of the residents do a great job maintaining their property in the spirit that made Ledgewood a unique place to live. The problem is the ten percent that don’t care. We will continue to take a more aggressive approach, including legal actions, for residents that do not comply with the minimum standards set forth in the Covenants and Restrictions. As we begin our annual walk-through of the neighborhood, please be patient and understanding. Our goals are the same for the majority of the residents – to enhance our property values and make this a great place to live.

Here’s a simple list of issues that need to adhere to by residents:

  • You need the Association’s approval to run a business from your residence (Article VI, Protective Covenants).

  • You cannot change the structural appearance of your home and property (including, but not limited to additions, fences, walls, sheds, etc.) without approval by the Board of Trustees. (Section 2, Section 6).

  • You need to use your garage for storing your vehicle(s). We have several residents that routinely park 4-5 cars in their driveway. According to Section 7 you need to maintain a garage for the purposes of parking. If you have a car(s) for children, please maximize the use of your garage to store vehicles.

  • You can only have a “For Sale” sign in your yard (and only 1) and it cannot be on a post in accordance with Section 9. Please keep this sign on the house-side of the sidewalk.

  • Please store all garbage cans, bags and miscellaneous debris where it cannot be seen by the public until collection (Section 12) or disposal.

  • You need to provide reasonable exterior maintenance, for example: paint, repair, replace and care for roofs, gutters, downspouts, exterior building surfaces, trees, shrubs, grass, driveways, walks and other exterior improvements (Section 18). This includes maintaining your driveway, sidewalks and lawns.

  • Please remember that your natural wood siding (appearance) and color is an important component in maintaining architectural presentation of Ledgewood.

Lastly, we want to keep our members informed regarding issues and concerns forwarded to our State and City’s Public Officials:

  • Concrete road repair throughout the neighborhood

  • Asphalt drive to the tennis court

  • Stormwater maintenance plan for the neighborhood

  • 17-acre Natural Buffer Area by the Visconsi Route 82 Project

  • Noise from Highway 71 Traffic

We have two projects currently in progress. First is the replacement of all of the street signs in Ledgewood. The prototype sign at the corner of Falling Leaves and River Moss has been well received and deemed not too offensive by all who have seen it. Seriously, it is a lot easier to read at night. The signs are currently being built and will be installed over the next couple months.

The second project is the renovation of the swing set and Jungle Gym by the tennis courts. Installation is scheduled to be completed over Mother’s Day weekend. We would like to thank all the volunteers who offered to help. They saved us over $10,000 in labor costs.

Operating costs are still under budget for the year.

Spring has sprung and with that in mind it gives way to longer days and hopefully fewer gray skies. Now that the days are getting longer, there will be more time to concentrate on areas of the properties exterior that many residents have contacted me with their concerns. The concerns range from the number of cars parked in driveways and never placed in a garage, to sidewalks blocked by cars which presents a safety issue, to unmanicured and cluttered lawns, too many small rocks replacing sod on the tree lawn which is not affecting the natural appearance with less green visible. These are just a few of the concerns presented.

When you make your projected outdoor goals please keep the above mentioned in mind. Remember, it takes all of us cooperating and working together to maintain your property values and continue keeping Ledgewood a desirable place in which to live.

Again, I wish to thank the homeowners who continue to make us proud to be neighbors as they put forth a great deal of effort to sustain Ledgewood’s reputation.

Please remember that clubhouse rentals are for Ledgewood residents only and that your annual association dues must be paid in full before your rental date. During pool season lifeguards are required for parties lasting past pool closing and additional charges will be incurred. Refer to our website (www.ledgewoodassociation.com) for more detailed information. The barbecue pit area is free to residents, but must be reserved through the pool operations manager.
