Messages from the President | Bob Folino

This coming fall, after the pool closes, we will undertake the last major Ledgewood renovation on our schedule. We will replace the concrete deck around the pool, add the appropriate surrounding drainage and in general bring the pool up to current code standards. As much as we would like to have the work done for this season, there was too much risk in not meeting our opening day deadline.

We have been getting a lot of complaints about non-residents down at the basketball courts. If you are down there and see drugs or underage drinking feel free to call the Strongsville police. They will respond quickly. There has also been a lot of trash left around down there. Try to keep the area clean.

Vandalism has been occurring at the 82 entrance with the destruction of the lighting on the condo and Ledgewood street signs. If anyone notices anything suspicious, please call the police.

The official opening of the Ledgewood pool is Memorial Day weekend (May 25th at noon) but the preparations start in early April with the hiring of the pool manager. This year we hired Ledgewood resident David DeFlorentis. David has previously spent years working at the Ledgewood pool and is well versed with how our pool operates and what makes it such a great place for our families to enjoy during the summer.

David’s first priority was to go thru the list of last year’s guards and rehire those who wanted to return and fill in the empty slots with new guards. We rehired 8 guards and this group includes head guard Carlye Pollack who is returning for her 3rd year at our pool. David has since hired four new guards, all of which are Ledgewood residents. The next step is to get together with Jim Chmura, Ledgewood’s Operations Manager and start working with him to get the pool ready, get it cleaned and set up furniture and equipment for pool operations. This will happen in the 2nd week of May when David and many of our guards return from their first or second years at college.

Well, Memorial Day will be here before we know it and David, Carlye, all our guards and I will be doing our part to make sure that all the Ledgewood residents are able to have another great year at the pool. We want the kids to be able to have fun, the adults to be able to swim laps, relax and enjoy themselves, and while all of this is taking place we will all be doing our part to keep everyone safe!

Architectural review – Nancy Picard & Laura McLaughlin

architectural@theledgewoodassociation.com

There are many new residents joining us this year so I would like to put some issues in writing for all new Ledgewood residents and as a reminder to long time residents.

Review Process: It is the responsibility of the Board of Directors to uphold the Bylaws and Covenants of the Association. Ledgewood has a lovely, natural look that sets us apart from other developments in our area. The Board is in place to preserve that look. If you are interested in installing and/or replacing a fence, wall, deck, shed or addition you must submit plans and specifications showing the nature, kind, shape, height, materials and location of your project to the Board for approval PRIOR to construction. Chain-link and synthetic materials are discouraged. The Board will review proposals within 30 days and respond in writing with consent or rejection of plans. The City requires homeowners to present a letter of approval in order to obtain permits.

Remember, the Board retains the right to have any exterior structure removed that has been installed without approval.

Signs: We would also like to mention our restriction on signs. Many contractors like to post signs advertising the improvements they made to your property. However, Ledgewood does not permit signs of any kind other than a realty sign. Please do not post any signs on your property unless you are selling your home. You will be asked to remove it. And remember, special event signs are allowed at the entrances and the clubhouse tree lawn 30 days in advance of the event. This is a dispensation we got from the city ordinance and we don’t want to abuse it.

Lampposts: Some residents have received letters from the City of Strongsville in regard to lampposts that are not in working order. Thank you to those residents that responded by putting in a new light bulb or repairing the lamppost. In the future if you receive a letter from the City and your lamppost is in working order within 30 days you don’t need to do anything further. Along with working lampposts being a City ordinance, we also have many walkers/runners in our development and the lampposts are our only source of lighting. If you need minor repairs or a light bulb change you can contact our Maintenance Operations Manager, Jim Chmura, and for a fee Mr. Chmura will attempt your repair/replacement. He can be reached at (440) 238-6000.

We look forward to working with you in the next year. Please feel free to contact either Nancy Picard or Laura McLaughlin if you have any questions. Again, we wish to thank all those homeowners who continue to make us proud to live In Ledgewood.

Common Ground | David Minich

We are in the process of re-keying all of the buildings and tennis courts. If you have an old key once the changes have been made you will need to see me to obtain a new key. For those who currently have a key there will be no additional charge to obtain a new one. For those wanting one the required deposit of $5.00 will still be in effect.

Clubhouse Manager | Jain Baruth

clubhouse@theledgewoodassociation.com

The summer rental season is beginning. Just a couple things to remember when reserving the clubhouse for your event:

  1. When hosting a party that lasts past 8 pm (pool closing) there must be lifeguards on duty whether or not your guests are swimming. Guard fees must be paid with the application and contract.

  2. Make sure your paperwork and funds are returned to the Clubhouse Manager in a timely fashion. This ensures your reservation and scheduling of guards and cleaning personnel. Reservations are not final until paperwork and monies are submitted.

  3. Return the keys to the Clubhouse Manager after your event. Your security deposit cannot be released until the keys are returned.

  4. Please read and abide by the rules set up by your Board of Directors. These rules are for everyone's safety and enjoyment of our beautiful facilities.

2013 Food Drive

If you have any questions or wish to help with the project, please phone Jay and Denise Coniam at (440)572-4808. Let's make this our most successful year yet!
