It’s Spring! …the time when Ledgewood comes to life with activities and natural beauty.  Please take a moment to read the updates from your Homeowner’s Board and Swim Team and note the dates and activities included. We are busy making repairs to common areas and planning for an active summer.  Remember that our neighbors will be out walking and bike riding, so keep sidewalks clear of cars and shrubbery and watch for children playing!  Check our website information regarding the clubhouse, pool, tennis courts, community garden and swim team too. Enjoy our beautiful development and all of its amenities! See you at the pool!

Common Ground | Mary Ventura

commongrounds@theledgewoodassociation.com

Welcome to our new Maintenance Manager, Eric Schmeidlin, who is working diligently to maintain and improve our Ledgewood Community.  He is organizing the garage, repairing street signs, fixing entrance lights, cleaning debris from common areas, getting quotes from contractors, and quickly learning about the need for flexibility when dealing with the variety of issues that impact our neighborhood. If you need to contact him, you can leave a message on the garage answering machine at 440-238-6000. Please be specific about your request and leave your address, name, number and best time to contact you.

Due to the cost of repairing and maintaining the log splitter as well as liability issues, the board voted unanimously to no longer loan the splitter for individual use.

Our lovely environment amidst the woods provides beauty but also challenges. In February, a large tree wedged against the culvert under Falling Water and impacted the water flow. Thanks to Mike Daymut, City Council, who met with us immediately and contacted Mike Gallagher and the city service team who promptly an efficiently removed this hazard.  (In addition, we have an official Action Request by Joe Walkers, City Service Director, to have the creek dredged this summer to help prevent future flooding.) There is a pervasive disease affecting pine trees in Strongsville.  Jennifer Milbrandt, City Arborist, has been instrumental in quickly identifying infected trees and removing those on city property (Median islands by 82 and Falling Water, Iyami island).  We are grateful for the cooperation and effective work of these individuals in the City of Strongsville.  The Association is sending letters if diseased trees are located on residential property. Please contact a tree service to remove trees promptly to prevent further contagion.

Two proposals have be submitted for maintaining the tennis courts. In an attempt to be responsible stewards of funds, we will use Eric with assistance from teen helpers to power wash and seal the asphalt court this year.  In addition, a tree fell and damaged the fence on the asphalt court. We had three competitive bids and selected Elyria Fence for this repair.  We are presently working on cost/benefit analysis with repairing the Novagrass Courts.

Our landscaping service is aware of the abundance of clover attracting bees inside the pool grassy area.  Preventative maintenance was done last fall, and two applications of herbicide will be done prior to the pool opening in May.

If you have any concerns regarding common grounds, please feel free to contact Mary Ventura at 440-334-8384.

Architectural Review | Mary Ellen Hill & JoAnn Nesbett

architectural@theledgewoodassociation.com

We have some lovely landscaped homes in the neighborhood and the Association appreciates all the effort it takes to keep the grass mowed and everything trimmed and tidy.

Annual Walk-through:   In late June and early July the team will conduct the annual walkthrough.  If you're a new resident unfamiliar with the walk through, we have three individuals walk Ledgewood with a checklist of items that may need attention.  All three individuals evaluate each residence and send a letter with any items that need attention.  We’ll check for overgrown bushes and trees as well as weeds, broken light posts and other items. Take a minute or two to review the items below and decide if anything on your property is on the list and should be attended to. Your attention to your home and yard affects not only your property, but also that of your neighbors. When going through the list you will want to keep in mind the view from your backyard neighbors. Neglecting your property is also a violation of the Association’s Covenants and Restrictions and a City of Strongsville ordinance. You will be notified by letter of any violations.

  • Are trees or shrubs encroaching on the sidewalk? In other words, can you walk past without tripping or having your face scratched from stray branches?

  • Is the concrete walk tilted or sunken more than 1 inch?

  • Is the lamppost rusted off or broken? It must have a black post, white light and the standard Ledgewood globe. If you are in need of a globe check in with Eric at the maintenance garage. Be sure the vegetation does not obscure the light. This is a safety issue for neighbors walking by.

  • Mailbox condition. Most of the original “birdhouse” types have rotted away and been replaced by a variety of styles. If you have to replace yours, please stay with the wooden post and a style that blends with the house. The plastic, molded types are not natural to our wooded setting.

  • Are there dead trees and shrubs in the yard that need removal or trimming?

  • Are retaining walls in good condition? Most of the original railroad ties have rotted away.

  • Is the lawn in reasonable condition? Not only are weeds an eyesore but they tend to migrate onto neighboring properties.

  • Is there clutter in the front, back or beside your home? The side of your house is not an open-air storage area for ladders, yard furniture and general clutter.

  • Are fences in good condition and painted? Are screens in good repair?

  • Are the gutters in good condition, free of sticks, leaves and baby plants?

  • Are the roof tiles in good, moss and plant free condition?

  • Could the house or any fencing stand a new coat of paint or stain?

  • And last but not least, the catchall “Are there any other eyesores?”

Again, we wish to thank all those homeowners who continue to make us proud to live in Ledgewood.

REMINDERS

Trash pickup is on Tuesdays.  Trash should not be put out so that it is out on the curb all day long on Mondays. Please do not put your trash out prior to 6:00 p.m. on Mondays.

Pets: Several people have been observed while walking their pets that they are not picking up after them. It is particularly important at the playground. And pets are not allowed at the pool.  Please be considerate of your neighbors.
