2024 President’s Report

What a great year we had here in Ledgewood. Ledgewood has always provided residents with many amenities that make this a great place to live. As a board our goal has always been to maintain the beautiful aesthetics of the neighborhood and to keep the rules and bylaws in the forefront. Our monthly meetings have centered around making improvements to the community clubhouse, pool, common ground, tennis courts and basketball court area. Hopefully people enjoy these great amenities. We are obligated to keep these areas in excellent condition at all times. We have a long list of improvements to share with you.

I would like to thank my fellow board members for their time and effort this year. Your dedication to your work is outstanding and needs to be recognized. Ken Tocco is the Common Grounds Trustee. He will talk about the projects he oversaw this year. His work in this position over the year has made a major impact on the community.

Ryan Metz is our Clubhouse trustee. In his first year on the board he introduced many new ideas to improve the look of the clubhouse. He will talk about the scheduled improvements for this year and beyond.

Chris Bourque is our Architectural Review trustee. Chris has one of the more challenging jobs on the board. Finding violations and sending letters is not a fun part of the process, but Chris was also able to approve many resident's projects and their home improvements.

Holly Zadony is the Pool trustee. She hired all the pool staff and was responsible for all the day to day maintenance of the pool. Ryley Mayberry was the pool manager who worked with Holly to schedule the guards and maintain all safety standards. Holly also worked with the swim team encouraging our neighborhood kids to participate.

Michele Dunn is our Website and Communications trustee. Her knowledge and expertise regarding the website and technology were needed to make us function. She also answered many questions from residents via email and on our Facebook page.

Carleen Sundvall was an original Ledgewood resident. Her expertise in everything Ledgewood is unmeasurable to the board. She guided us in the right direction on budget matters and was a great resource for knowledge of the bylaws and state regulations. Please acknowledge her over 50 years of dedication to this neighborhood!

We are please to announce the dues will not be going up for 2025. We are currently in compliance with the budget projections and state guidelines.

Thank you for allowing me to be your president for 2024. My wife Tracy and I often say we wish we would have moved here years ago. We really love the amazing amenities and friends we have made here. We are all fortunate to live in such a great place.

Common Grounds

The primary responsibilities of the Common Grounds trustee are to maintain all areas of Ledgewood property that are designated as common ground and to manage the work of Ledgewood maintenance personnel and Ledgewood contractors. This includes negotiating and monitoring the landscape services contract, dealing with tree removal contractors and public utilities, as well as overseeing projects with various Strongsville and Cuyahoga County agencies and departments.

Examples include:

  • Working with Cuyahoga Soil and Water Conservation District on their Rocky River erosion management and renaturing project. Our creek is part of the Rocky River watershed. The 20 or so shrubs and trees supplied by CSWCD, and planted by our Maintenance personnel in the area across from the clubhouse, as well as the creation of the renaturing area was our contribution.

  • The third and final section of the retaining wall above the pool was completed by our Maintenance team. We saved $5-6,000 by keeping the work in-house.

  • We relocated the fence alongside the pool creating more picnic and play area.

  • Street signs and fire hydrants were repainted. The CIty of Strongsville supplied the paint and brushes for the hydrant part of the project.

  • Landscaping was upgraded on street corners.

Additionally, I deal with residents regarding a wide variety of issues such as parts for driveway lights and keys for the tennis courts, both of which are available for sale at the maintenance garage. I also liaise with the city of Strongsville as needed.

Managing the portion of our dues that is allocated to Common Grounds and getting as much value as possible from those funds is my highest priority.

Architectural Review

We all love Ledgewood and the beauty that surrounds us every day in this great neighborhood. It has been a privilege serving on the Architectural Review Board this past year and getting to see and approve some great projects that will enhance the atmosphere in this great neighborhood. One of the primary duties of the Architectural Committee is to ensure maintenance occurs. This is done throughout the year, in addition to our annual summer walk-through.

This year our walk-through was spread over two weeks and letters were sent out to residents with issues we felt needed to be addressed. The majority of the issues were addressed and for the ones that were not, we are working with the homeowner or legal representative to correct these issues. Just a few of the things we frequently monitor for are: dead trees/branches, overgrown lawns, sinking sidewalks and damaged/no working lamp posts. Thank you to everyone who has continued to maintain their properties and resolved issues to keep our community great.

As a reminder, prior to any additions to the exterior of the property, such as fences, sheds, etc., residents are required to gain approval from the Architectural Committee, in addition to obtaining a building permit from the city of Strongsville. Many of our residents have been working hard on landscaping and renovation projects. From fences, to roofs, to new siding and gables, we appreciate all the hard work residents put into keeping Ledgewood looking beautiful.

When approaching updating your home we encourage you to think of how it will fit into the neighborhood. If you have questions please reach out to the Architectural Review Board.

With the time change occuring it will be very important to make sure our lamp posts are operational. As this is our primary source of lighting in the neighborhood, ensuring they are lit will help keep both children, adults and pets safe during their walk or playtime. If you notice your neighbor's light is out, please let them know or reach out to the board via the website. If you need to purchase parts, please contact Brian Nary or Eric Schmiedlin at the Ledgewood garage. In addition, if you need electrical work done on your lamp post, Eric and Brian can also be hired as private contractors to do the necessary work.

Clubhouse

This year has been a busy, but highly successful one for the Ledgwood Clubouse, with a variety of events and activities bringing together members of our community. The clubhouse has become a central hub of engagement for residents of all ages and all kinds of events. The dedication of staff and volunteers has been instrumental in keeping the space vibrant and running smoothly, ensuring that every event is both well-organized and well-attended.

Looking ahead, the clubhouse is excited to continue serving the community with even more improvements and updates planned for the future. The goal is to maintain the Ledgewood Clubhouse as a welcoming and active space for everyone. Looking forward to what 2025 brings!

Pool

Here we are again, Ledgewood - recapping our pool season and reminiscing about all the wonderful times we've had this summer... or something like that! Just when I thought nothing would be more challenging that operating a pool during a pandemic, summer 2024 was like, "Here, hold my fruity poolside beverage!" The pool season started off very well. The water was gorgeous, the pool temperature was beautiful, and we were not experiencing any mechanical issues. We opened on the Saturday of Memorial Day weekend and it was great to see so many neighbors and catch up with friends we hadn't see in months. Many of the Ledgewood "regulars" were there on opening day and it felt like we picked up where we left off on Labor Day 2023.

Ledgewood had a fun 4th of July neighborhood celebration at the pool. Pizza was provided by our Swim Team, and hot dogs were provided by the HOA. As is tradition, neighbors brought side dishes and desserts to share. Even though the weather was on the cloudy side, everyone enjoyed swimming and mingling with neighbors. The 4th of July has truly become one of my very favorite days of the year here in Ledgewood. It has become such a "neighborhood holiday" for our family and many other families in Ledgewood. The feeling and sense of community is very special.

Everything was going "swimmingly" until it wasn't. We started having issues with the pool heater in mid-July. Luckily, it was an easy fix and the water warmed right back up. I thought, "Phew! That could have been a disaster." (Cue the pool handing me their fruity beverage! HA!) On a personal note, my husband shattered his collarbone the following week. The day after his surgery, I received the news that glass had accidentally shattered in the pool. After discussions with the Cuyahoga County Board of Health, it was determined that the pool needed to be drained and thoroughly cleaned. It was at this point that my pool trustee spirit was shattered!... along with the Christmas in July pool party plans. Amazingly though, we had a wonderful staff this summer and we were able to drain, clean, and refill the pool in a couple of days. One week later, the pool was up and running again!

We were excited, right?! Yeah, well, that excitement was shot down really fast when we realized that the pool heater was not working yet again. Unfortunately, we had to close out the final month of summer with no pool heater. The good news was that we had many hot days and the pool did warm up naturally into the 80's. We closed out the Ledgewood pool season with a Labor Day BINGO party and one hour of "Christmas in July/September" so the kids could finally listen to Christmas music and play the annual gift game. It was enjoyable to finish the season on such a fun note!

I would like to thank our pool manager, Ryley Mayberry and her staff for their exceptional work this year. The lifeguards worked attentively to keep everyone safe and the followed all protocols perfectly when preforming saves this summer. Also, special thanks to James Race for assisting with cleaning of the glass at the pool. We wouldn't have been able to have the pool up and running so quickly without him. Thank you to my fellow trustees who were always willing to lend a helping hand and offer words of encouragement when I was in panic mode. Lastly, thank you to all the residents and neighbors who came down to enjoy the pool this summer. Thank you for your kind words, support and feedback throughout the season. You are the reason why we work so hard to make Ledgewood Pool the gem of our neighborhood!

Vice-President & Communications

This year I have been happy to serve as Vice-President & Communications trustee in this my second year on the Ledgewood Home Owner's Association Board. As Communications trustee I have assisted with updating the website, keeping residents informed of upcoming events, responding to messages on our official FB page, and developing our Ledger. In addition, I enjoyed orchestrating our second annual Ledgewood 4th of July Liberty Parade and assisting with our Labor Day Bingo event.

A community truly lies in its people and no place demonstrates that more than we do here in Ledgewood. It has been my pleasure to serve on our Board and be a resource to my fellow trustees as well as our community.

After spending decades of her career improving her clients’ and employers’ brands, sales and overall profitability, she decided to take a leap and begin her own management on demand company, MOD.
