May 2008 | The Ledger

Ledgewood Homeowners Association | John Rady

Save, Safe and Social -- your board has been hard at work executing our fiscal 2008 plan. As you will read, we have much to report in this Ledger. In addition to details surrounding our pool opening Memorial Day weekend, we have exciting news about our new Ledgewood community garden, wine & cheese social event in June, Tree Planting program sponsored by the Strongsville Shade Tree commission and much more.

Thanks to the vision and dedication of boards -- past and present, we have made a lot of progress maintaining and improving our development. Since its inception, Ledgewood has been the gold standard for developments in Strongsville and surrounding communities. To that end, we have seen an increase in activity at our clubhouse and playground/tennis courts. These resources are intended for use and enjoyment by our Homeowners Association families.

Unfortunately, not everyone uses the facilities as intended. Recently, we have had reports that our omni-courts are being used for activities other than tennis (e.g. soccer). Another incident involved young kids shooting BB guns in the park. Finally their have been some issues with cars entering our park after dark. We are addressing each issue as it arises and we'll leverage the Strongsville Police Department for incidents that require their involvement. In the past, we have locked the park entrance at dusk and opened the entrance at dawn and we intend to resume that practice going forward.

VOLUNTEERS NEEDED: We are fortunate to have a great community of caring residents who like to walk (we also have a lot of happy dogs!). To that end, if you are interested in volunteering for a week or two this summer to open or close the park gate, please give me a call (440) 572-4354 or drop me an email at john.rady@ledgewoodassociation.com. Unlocking the gate at the entrance to the park should occur on or before 8:00 AM and locking the gate should be completed by 8:45 PM. A key will be provided to each volunteer at the appropriate time. Thanks in advance for your consideration. Enjoy!

Pool – Sue DeFauw

Summer is quickly approaching. The true first sign in Ledgewood is the pool has been uncovered, filled and is getting ready for opening.

  • HOURS: Opening day is scheduled for Saturday, May 24th. The normal pool hours, after school is out, will be from 12 noon to 8 pm every day, weather permitting. Until June 6th, the pool will open at 2:00pm on school days.

  • MANAGER: The board has hired Liz Hastings as the pool manager this year. She grew up in Ledgewood, has been a member of our swim team and has managed the pool in the past. She brings with her a lot of experience in both pool management and swimming. She is truly an asset to our staff.

  • ID’s: This year, as last, we will be updating the pictures on the computer. Every resident needs to have a photo in the computer before they are allowed to use the pool. If you are new to the development please bring proof of residency with you, so that we may update our files. If your children come to the pool with a nanny or babysitter, the nanny or babysitter will not require a guest pass if their primary purpose is to supervise the children during the absence of a parent/resident.

  • GUEST PASSES AND GUEST ADMITTANCE PROCEDURES: Thirty free guest passes will be issued to each property owner. An additional set of thirty passes will be available from the Pool Manager or the guard staff for $50. Guest passes will remain at the pool and be maintained by the staff. Ledgewood residents should accompany their guest to the pool and sign them in. If the Ledgewood resident is not present, guest must sign in at the front desk and provide proof that the resident is aware they are using their guest pass (e.g. written authorization with a phone number). Before entry, the pool staff will contact the resident to verify authorization. Unaccompanied guests will not be permitted to enter the pool without the resident’s verbal permission. Unauthorized guests create a major security concern for our kids at the pool. Thanks for your cooperation.

  • SWIM LESSONS: Swim lessons will be conducted this year for all age groups. Anyone interested should contact the pool manager, Liz Hastings, in person at the pool or leave a message with the guards.

  • PICNIC AREA: These areas can be reserved by contacting Jain Baruth, 238-3099. These areas are for use of members, if a guest will be swimming a guest pass must be used.

  • RULES: The pool rules for The Ledgewood Homeowners Association can be found on www.ledgewoodassociation.com website. Please review these rules before using the facilities. Anyone in violation of these rules may be asked to leave the pool area. Continued violation of these rules will be cause for the suspension of pool privileges. If you have any questions please feel free to contact me, by email, through the Ledgewood website. Please remember that in order to use the pool or the facilities all Association dues/fees must be paid in full.

The green is definitely back in Ledgewood. A huge” thank you” to all who have been working so hard to spruce up their yards. The neighborhood looks spectacular.

Homeowners, please do your best to keep weeds under control. Not only are weeds an eyesore but they tend to migrate into neighboring properties. Neighbors who have taken the time to maintain their yards would appreciate your cooperation in this matter. All homeowners should have mowed once if not twice by now. Lawns need to be kept at acceptable lengths. If you have not done so, please tend to this issue. Neglecting your property is a violation of the Association’s Covenants and Restrictions.

With that said, I have some exciting news to share. The Board has teamed up with the Strongsville Shade Tree Commission to continue the Community’s tree planting initiative. This City funded, tree planting project has already taken place on 42, 82 and in several developments. It has now made its way to Ledgewood. The Shade Tree Commission recommends we start planting on our main thoroughfare, Falling Water Road, and eventually move onto the side streets. The process starts with the City Forester who evaluates and determines which trees will work best in this environment. The Commission will notify homeowners via hang tags when planting is ready to proceed. Homeowners not desiring a tree lawn tree have the option to opt out of the program. To opt out, please call the number provided on the hangtag. Otherwise, each homeowner will receive 1 or 2 trees depending on the spacing requirement of the tree and lot size. The Commission will purchase the trees, plant the trees on tree lawns and water it upon planting. Homeowners will be responsible for watering from that time forward. The Commission is also responsible for regularly pruning the trees for vehicle clearance and sight distance. In the event the tree should die and the homeowner would like it replaced, the Commission does offer a cost share program for $100.

The Board considered this opportunity and believed it to be both beneficial and worthwhile to acquire trees at no cost to the Association to further enhance the neighborhood. If you have any questions regarding this program please feel free to call.

Clubhouse & Social | Janeen Leon

The Annual Meet Your Neighbor Wine & Cheese Party will be held June 20th. Please see details and reservation information in the insert. We were near clubhouse capacity at this event 2 years ago, so please RSVP early to ensure reservations. The Ledgewood Community Garden, located next to the playground, is about to become a reality. Seven Ledgewood households are currently committed to plots within the garden this year. The fence and soil are expected to be in place the last half of May. Please stop by and watch the garden grow over the summer. This will be a nice opportunity to get to know more neighbors and to teach Ledgewood children how produce is grown. We are asking residents to be mindful of the work going into these garden plots and to encourage their pets, children, and others to treat the garden with respect. If you are interested in participating either this year or next, please contact Margaret Bosela at 440-268-0457.

A Puppet Show was held on April 26th at the clubhouse with twenty-one children attending. In addition to the puppet show, children made their own puppets and sand art treasures. Many thanks to Margaret Bosela, Cathy Cantu, Helen Vafaie, and Theresa Lucas for planning and carrying out this fun event!

Please mark your calendars and watch future Ledgers, neighborhood street signs, and the association website www.ledgewoodassociation.com) for more information on an upcoming Family Pool-side Party on August 23rd and Clambake on October 25th.

HELPING OTHERS

Ledgewood residents are coordinating a Neighborhood Food Drive for Saturday, June 21. A local food pantry is experiencing a large increase in service requests from Strongsville families. They report that this will be particularly problematic in the summer when children do not receive a meal in school. On Saturday, June 21 between 11:00 am and 2:00 pm, various homes in Ledgewood will serve as non-perishable food drop-off points (my house included). All collected food items will be promptly delivered to the food pantry. If you want to donate, but are unable to drop off the food, please call the Coniam’s at 440-572-4808 to arrange pick up at your convenience. You may also call to get a list of most needed food items. Drop-off points are as follows: 12519 The Bluffs 17940 Falling Leaves Road 17911 Cliffside Drive 17377 Ridge Creek Road Food items may also be dropped off at the Clubhouse on the evening of Friday, June 20, during the Wine and Cheese event.
