President – CHRIS BOURQUE

Dear Ledgewood Homeowners,

As we come together for our annual meeting, I want to take a moment to reflect on the past year and share some of the progress we’ve made as a community.

This year, our focus remained on protecting and enhancing our community’s assets. Several key capital projects were completed, including the replacement of the pool heater, resealing of the parking lot, and upgrades to our CCTV security system. In addition to these major improvements, we also completed numerous smaller projects designed to preserve the quality, safety, and appeal of our neighborhood.

I have truly enjoyed working alongside my fellow board members throughout the year. Their dedication and collaboration have been instrumental in keeping Ledgewood one of the most desirable neighborhoods in Strongsville.

Thank you to all homeowners for your continued support and engagement. Together, we are ensuring that Ledgewood remains a community we can all be proud to call home.

Vice-President & Communications – Ryan Metz

Serving as Vice President of our HOA has truly been an honor and a privilege. Over my time in this role, I’ve had the opportunity to work alongside dedicated neighbors who care deeply about our community’s well-being and growth. Together, we’ve tackled challenges, celebrated accomplishments, and made meaningful progress toward maintaining the quality and harmony of our neighborhood.

I am incredibly proud of what we’ve achieved as a board and as a community. From improving communication and transparency to enhancing our shared spaces and addressing residents’ needs, this experience has been both rewarding and inspiring. It has been a joy to serve and to contribute in a way that strengthens the place we all call home.

As I look ahead, I have great confidence in the incoming board and the vision they have for our community’s future. I’m excited to see how their ideas, energy, and leadership will continue to build on the foundation we’ve laid together. I look forward to supporting their efforts and watching our neighborhood continue to thrive in the years to come.

Common Grounds Trustee – Ken Tocco

The primary responsibilities of the Common Grounds trustee are to stay within budget, maintain all areas of Ledgewood property that are designated as common ground and manage the work of Ledgewood maintenance personnel and Ledgewood contractors. This includes negotiating and monitoring the landscape services contract, dealing with tree removal contractors and public utilities as well as overseeing projects with various Strongsville and Cuyahoga County agencies and departments.

We accomplished a great deal in 2025; more to come in 2026.  Here are the highlights.

  • Our excellent and versatile maintenance staff painted the clubhouse interior. We saved several thousand dollars by keeping this work in-house.

  • Fire hydrants were painted.  Paint and all supplies were provided by the city of Strongsville.  This was a carryover from 2024.

  • Six dead trees from Ledgewood property where Hollow Run Place and Bonnie Lane meet were removed and replaced.  This is a good example of how some of the work our maintenance staff doesn’t get publicized.  Our landscaping company and tree vendor did the removal and replanting, but new trees require heavy watering for at least a month after planting.  Our staff did that work.

  • We relandscaped the end of the island at Falling Water and Royalton Road improving visibility.  This was in response to several resident requests.  We also thinned the landscaping at the roundabout at Falling Water and The Bluffs at the request of the Deputy Chief of Traffic for the city.

  • Our Maintenance team worked with the city to repair sinkholes that developed at the playground entrance and on Ridge Creek Road.  We also surveyed all easements in Ledgewood inspecting for sidewalks that were uneven or cracked, and replaced 2 sections.

  • We cleaned accumulated debris from two Common Grounds areas and remulched the playground.

    We do have one change coming in 2026.  Our Maintenance Manager, Eric Schmiedlin, is retiring after several years of excellent service.  He will be missed.  Brian Nary has been promoted to take Eric’s place.  If you have an interest in filling Brian’s position, please send your qualifications to commongrounds@theledgewoodassociation.com

Architectural Review – Melissa Mimbs

We appreciate the vast majority of homeowners who maintain their homes with pride and consideration for the Ledgewood community.   The Architectural Review Board Trustee, along with two committee members, conducted the Annual walkthrough in mid-June.  We evaluated every single-family home. We also did a walkthrough of the sub-HOA Condominium and Cluster Units.  We contacted 4 out of the 8 sub-HOA communities and we requested that they be evaluated by their respective associations and take action on violations.    The Architectural Review Trustee requested 168 letters to be sent to residents in violation of the Covenants and Restrictions of The Ledgewood Homeowners Association.  

The top violations reported were from ARTICLE VI - PROTECTIVE COVENANTS 

Section 2. ARCHITECTURAL CONTROL.

No building, fence, wall, or other structure shall be erected, placed, or altered ...  YOU MUST GET APPROVAL FROM THE BOARD & it must be in harmony of external design and location in relation to surrounding (approved) structures in our Ledgewood community.

Section 5. NUISANCES

No noxious or offensive activity shall be carried on any lot that may be an annoyance or nuisance to the neighborhood. 

Section 8. STORAGE AND PARKING OF VEHICLES.

No commercial vehicle, truck, tractor, mobile home, or trailer .... 

Section 9. SIGNS.

No sign of any kind shall be displayed to the public view on any Lot except...Only Real Estate signs are allowed.  No political, school or contractor signs allowed.

Section 12. GARBAGE AND REFUSE DISPOSAL

Shall be kept from public view.  No Garbage cans, junk, wood, or gardening supplies should be kept on the side of a home where it’s in view from the street.

Section 18. EXTERIOR MAINTENANCE

Shall provide reasonable exterior maintenance upon each such Lot and Living Unit as follows: paint, repair, replace, and care for roofs, gutters, downspouts, exterior building surfaces, trees, shrubs, grass, driveways, walks and other exterior improvements.  Violations for this were mostly Lamp post maintenance, weed control in rockscape / landscaping and Concrete drive or sidewalk leveling or replacement needed.

 I would like to thank and acknowledge residents who made the effort to improve their properties, who may have received a letter after our annual walkthrough.  Those efforts enhanced the beautification of the Ledgewood community, which we are proud to be a part of and call home.  Thank you for allowing my passion for Ledgewood to enhance our woodsy,  nature filled community for the better.   

Clubhouse Trustee – Karyn Wheeler

This year has been busy and productive for the Clubhouse. We’ve completed the painting and hung new window shades enhancing the space for everyone.

It has been a joy to host a variety of events, including birthday parties, surprise parties, weddings and baby showers, graduation celebrations, holiday gatherings, and even three weddings. We truly appreciate everyone’s support and participation in making the Clubhouse such a vibrant community space.

Pool Trustee – Holly Zadony

Summer 2025 was a splash at Ledgewood Pool! This season, the star of the show was the new pool heater.  After many years of issues with the old unit, we decided It was time to purchase a new heater for the pool. It was so nice to finally have a reliable heater! The water was glorious all summer long – with the exception of the first few weeks before the new unit was installed. The first round of new lounge chairs also arrived before the start of summer. They look great and we hope to replace the rest of the old lounge chairs next year.

Ledgewood hosted its annual 4th of July neighborhood pool party.  The swim team and HOA provided pizza and hotdogs, while neighbors brought side dishes and desserts to share. It was very well attended, and it was nice to see so many neighbors enjoying the holiday together. Ledgewood also combined Christmas in July with its annual late night swim. Kids enjoyed the gift game, Christmas music, and the movie ELF.  It was a fun night!

Thank you to our pool manager, Ryley Mayberry, for a wonderful season. She and our lifeguard staff worked hard to ensure that everyone stayed safe while swimming this summer. Thank you to all of YOU who enjoyed the pool this summer and helped make this pool season a fun time!
