We have a lot of “new blood” on the board this year with our three new members. Fortunately the Pool, clubhouse renovation and common ground will give them a few months to get oriented. Mark Slavik has graciously agreed to continue as the interface for city issues. Feel free to direct those questions to Mark.
Over the course of the last few months, I have heard a few complaints about the priority of the renovations we are undertaking. The latest came from the tennis players concerned about the priority assigned to the playground. I thought it might be helpful for everyone to understand the logic behind these decisions. When we increased the assessment 3 years ago, we did it based on a 20-year forecast of Ledgewood’s financial requirements. These requirements included renovation of the retaining wall, pool and garage infrastructure, the street signs, the playground, the clubhouse, the tennis courts and the pool surface. The priority for these renovations was established factoring in physical condition (how long will it still be usable?), cost and number of users impacted. It has been a delicate balancing act but with Keybank’s help it has been successful so far. With the number of younger families moving in as long time residents move out, we have more children in Ledgewood than we have tennis players. The courts are usable; the playground was dangerous and condemned.
The current project in process is the total renovation of the clubhouse party room, kitchen and lobby. The last hard rain made it obvious that we also need to replace the shingles. We have leaks in both the party room and the garage. This will be completed in the spring before the pool season opens.
We do, however, also have money in this year’s budget to resurface the asphalt courts. I do not think the tennis players are aware of that. There are no tennis players on the board to represent them as a group but Joann Rudo has volunteered to head a committee to recommend improvements to the courts. The board is happy to accept her offer. Actually, the board is happy to accept just about any offers of help.

Happy New Year! From the Ledgewood Board’s point of view, the development is looking good for this time of year. Because of the prolonged mild temperature residents have done a better job of tending to residual leaves and tidying up individual properties for the winter months. Recently a property was put on the real estate market and sold in six days for the asking price. Our development continues to remain one of the more desirable sites in the area. This is made possible only by each resident maintaining the exterior appearance of his property.
LIGHT ISSUE:
Thank you residents for addressing this issue. The city is pleased and so are the residents. 30 plus lights were malfunctioning and now we are down to eight. Again, this does not happen unless we all work together. We also have all of the Pearl Road entrance lights working for the first time in a long time.
DOG ISSUE:
There are many dogs (large & small) that live in Ledgewood. That is a good thing! The concern is that some owners are not taking responsibility to clean up after them. It is imperative owners clean up after their dogs both in the common grounds as well as tree lawn areas. Even the landscapers of the common area have made us aware of what a problem this is becoming. Remember the landscapers need to mow. Remember - the common area is for everyone’s enjoyment.
BLUE TARP ISSUE:
Yes, this might seem like a trite issue, but remember small details make a huge difference over all. It is the time of year when many exterior items need protection. When that is necessary, be it the front or back yard, take a moment and give thought as to how it is going to appear in the development. A neutral or earth color blends in with the environment and this is aesthetically more pleasing than a bright blue tarp. Just think if we all chose bright blue tarps for our front or back yards. Again and again, we continue to thank the many residents who present us with a warm feeling as we pass by their beautifully maintained exteriors and are proud to call them Ledgewoodites.
Spring Luncheon | Ladies Golf
The Ledgewood Golf League will hold its organizational meeting for the 2007 season, Tuesday, April 10th at 12:30 p.m. at TGIF’s in Strongsville (18400 Royalton Rd.). We are a nine-hole league and welcome all golfers of all ages. We will be playing at Emerald Woods Golf Course starting Tuesday, May 1st. Please bring your $30.00 league fee.
